LCS Development Breaks Ground on Greenwood Village South Expansion

LCS Development is preparing to break ground for an exciting expansion at Greenwood Village South (GVS), a premier Life Plan senior living community in Greenwood, Indiana. The project includes 42 new independent living apartments, known as The Village Flats, along with 27,000 square feet of new commons and amenity space. 

“Seeing a four-year planning effort close financing and come out of the ground in 2025 is nothing short of amazing,” said Dan Novelli, Director, LCS Development. “This is truly a transformational undertaking for Greenwood Village South and a testament to the commitment of the board of directors, community team members, and project partners.” 

The expansion will introduce a natatorium, coffee shop and bistro, library, game room, fitness center, courtyard with gathering areas, classroom space, administrative and marketing suite, and a 275-seat auditorium. The project also features a redesigned front entrance, enhancing both accessibility and curb appeal for the community.

Construction will begin September 16, 2025, with a groundbreaking ceremony tentatively scheduled for September 30, 2025. The project is expected to be completed by Summer 2027.

GVS recently received an investment-grade credit rating of BBB- from Fitch Ratings. Fitch is a top provider of credit ratings, commentary, and research in the senior living sector. The rating affirms GVS’s overall financial health and stability following master planning led by long-time partner, LCS Development.
